  • Company reserves the right to accept or reject any application.
  • Once allotted and agreement signed, the prices are firm.
  • All payment by demand draft or by local cheques favouring M/s. Sreeramajayam Builders.
  • Any disputes are subject to Thrissur jurisdiction only.
  • In case payment are not made as per agreement signed, the builder reserves the right to cancel the allotment, in which case the amount will be returned with out interest, only after reallotment to any other party.
  • Sales Tax on works contract, service tax, stamp duties, fees and other expenses incidental to the registration of documents, KSEB deposits, other KWA deposits and water connection charges, telephone cabling expenses, building tax, property tax and any other taxes, contribution to labour welfare fund etc. will be to the buyer's account.
TERMS OF PAYMENT
 
On Allotment - 35% of the total cost + taxes applicable
During Foundation   15% of the total cost + taxes applicable
R.C.C Structure   15% of the total cost + taxes applicable
Masonry / H.B Work   15% of the total cost + taxes applicable
Plastering & Flooring   15% of the total cost + taxes applicable
Handing Over   5% of the total cost + taxes applicable + Other Deposits
Private covered Car Parking at an additional cost of Rs. 150,000/-
  Extras    
VAT    
Service Tax if applicable    
Deposit for flat owners Association, Electricity & Water Connections. Rs. 75,000/-
Documentation, Stamp Duty & Regn. Charges at Prevailing Rate
All other Taxes / Cess to Govt. Depts., if any, to be paid by buyers.
 

DOCUMENTATION

  • On allotment of flat, an agreement for the sale of undivided share of land and a contract, will be excecuted between the land owner, the builder and the purchaser and composite value of land and building will be shown in payment schedule.
     
  • The sale deed of the undivided share in land will be registered in favour of the purchaser on receipt of the entire payment and before handing over.
     
  • Documentation charges, registration charges and incidental expenses for the registration of the sale deed will be to the buyer's account.
